GUEST POLICY


Guests under the age of 16 must be accompanied by an adult at all times.




CHECK-IN & DEPARTURE


Check-in is at 3:00 PM. Check-out is at 11:00 AM. Special arrangements must be made for arrivals after 9:00 PM. Please let us know if you will be arriving late.




SMOKING


All rooms are non-smoking. Smoking is allowed in designated outside areas. A $150 cleaning fee will be charged if smoking occurs in room.




RATES


All rates based on single or double occupancy. Additional $30 extra per night per person in rooms that can accomodate more than two guests will apply ($50 during Weekends, Holidays, and Special Events).




PETS


Dogs up to 40 lbs are welcome guests at the Garden house. There is a nightly fee of $50 for the first dog and $25 for each additional dog. All pets must be leashed, housebroken, people-friendly, non-aggressive, and quiet.




MINIMUM STAYS


Minimum stays may be required for general reservations. During Holidays and Special Events, minimum stays and a two night deposit are required. A fifty percent deposit and a 5 night minimum is required for Fantasy Fest and New Year’s. Rates, minimums and deposits are subject to change without notice, always call 305-294-1666 for most updated information.




PARKING


Limited daily parking is available and is distributed on a first come, first served basis. The cost is $20 per night per vehicle before tax, subject to availability.




DEPOSITS


"Advance Purchase" promotions and third party reservations such as Expedia, Booking.com, etc., are paid in full at the time of booking and are non-cancellable/non-refundable/non-transferable. Fantasy Fest reservations require a 50% deposit and are non-cancellable/non-refundable/non-transferable after July 31. Please contact us for more information regarding deposits required for stays.




CANCELLATION


Security guarantee funds for any/all cancellations made within 14 days of your scheduled arrival are nonrefundable. For all other cancellations, made up to 14 days PRIOR to your scheduled arrival, excluding Holidays and Special Events, please contact us directly to receive a refund of your Security Guarantee less a $50 cancellation fee. Hurricane Season Cancellation Policy, effective June 1-November 30: We do not refund for inclement weather or other circumstances beyond our control. If an evacuation order is placed within 24 hours of your arrival date or during your visit, you will receive a voucher for a future stay equal to the unused portion, redeemable between June 1 and November 30 of the following year, excluding holidays and special events. If no evacuation order is in effect, but you choose not to use your reservation, our standard cancellation policy applies. No refunds for early departures once a guest has checked into the guesthouse. Special terms and restrictions may apply.




INTERNET


Wi-Fi access is freely available throughout the property.




TRAVEL INSURANCE


We cannot be responsible for events affecting guests' reservations outside of our control. We strongly encourage the purchase of Travel Insurance to protect your vacation investment! It covers you for a multitude of unforeseen travel difficulties (health and family issues, etc.), as well as weather-related events.
